About Chuck Nelson
Most Owner's Representatives come from design or consulting. I spent 19 years as the General Contractor inside an Owner/Developer's organization — building the Projects, then living with the results. I know when a construction decision will create an operational impact down the road, and I work with the design team and the GC to find the optimal solution before it's built.
That dual role — builder and Developer's GC — is what separates STEADFAST from a typical Owner's Rep. I don't just evaluate whether the General Contractor is building to spec. I evaluate whether material and design choices will hold up operationally over the life of the building. Working alongside the design team, I address those issues early in the design process — before they become change orders — and continue through RFI and submittal reviews when the GC proposes substitutions or cheaper alternatives to what was specified. I don't just report on problems; I anticipate them.
Today, I represent Owners on Projects where the margin for error is thin: federally funded affordable housing, institutional campuses, mission-driven nonprofit facilities, and heavily regulated ADA-compliant environments that go well beyond standard TDLR and TAS requirements. On Projects requiring NGBS certification, I coordinate closely with the certifier and the Owner to keep the process on track. I specialize in the Projects that demand rigorous cost control, stringent accessibility and certification standards, and relentless attention to the details that separate a good building from a liability.

The Builder's Background
My path in construction started in the 1980s, working in the construction trades while completing a Business Management degree. After a stint as production manager for a federally compliant medical equipment manufacturer — where I learned the compliance discipline that now defines my practice — I moved to Houston in 1992 to join Luxury Living, Inc. as a construction superintendent.
Over the next eight years I progressed to President, managing the development of a subdivision and the construction of 98+ luxury custom homes across ten Houston-area communities. Starting in 2000, I served as the Developer's General Contractor — not an outside hire, but an integral part of the ownership team. That meant I wasn't just building to a contract; I was accountable for what the buildings cost to operate, maintain, and manage long after construction ended. That Owner's perspective is embedded in everything I do today.
I have also independently developed tilt-wall warehouse Projects, bringing direct Owner/Developer experience to my practice.
